Once you have found your new home you are simply required to complete application forms and pay an administration fee relevant to the number of applicants which enable referencing to take place. When all references are received we can draw up the tenancy agreement for the agreed ‘move in’ date and hand you the keys to your new home.

NON-OPTIONAL ADMINISTRATION FEES
SUBJECT TO CONTRACT
An administration fee will be payable upon your offer being accepted by the landlord. If for any reason you decide to discontinue with the application for the tenancy then we reserve the right to withhold up to the full amount of the administration fee to cover the costs incurred. Please note that we will not withdraw a property from the market until we are in receipt of the Administration Fee in full and completed documentation.
All properties are offered and taken as seen.Should you require any alterations or enhancements to be made to the property or to have pets live at the property then these will need to be agreed upon as part of the original negotiations and written into the tenancy agreement.

Should you the applicant subsequently wish to change the agreed commencement date Trueman Letting Company reserves the right to charge an additional administration fee of £60.00 + VAT.
Should you wish to terminate your tenancy before the end of the term and the landlord agrees that you can terminate early, you will be responsible for the repayment of the pro-rata commission paid in advance by the landlord for the unexpired portion of the tenancy and any costs incurred for setting up of a new tenancy, unless you are exercising a break clause which is written in your tenancy agreement.
An administration fee of £25 + VAT will be charged for each letter sent by Trueman Letting Company regarding late or non-payment of rent.
An administration Fee of £25 + VAT will be charged by Trueman Letting Company where they are requested to complete a reference on behalf of a tenant either during or after the term of the tenancy.
The tenancy may be extended for a further period, subject to contract, at which point an additional administration fee of £75.00 +VAT will be payable upon any extension of the original term.
If any administration fees remain outstanding at the end of the tenancy, Trueman letting Company reserve the right to deduct the amount from the deposit.
The initial monies must be paid in cleared funds prior to the tenant taking occupation of a property e.g. Bank/Building Society Draft or Direct Transfer and made payable to “Trueman Letting Company”. We regret that we cannot accept personal cheques. Should you wish to pay by electronic transfer please allow at least 5 working days for clearance and supply your surname as a reference to enable us to identify the payment on our account. PAYMENT OF RENT IN ADVANCE
The first payment of rent is payable when you sign the tenancy agreement and before the commencement of the tenancy. It must be paid in clear funds, thereafter, rent is payable by stranding order to arrive on the due date as started in the tenancy agreement.
DEPOSIT
A deposit equal to 1.5 times the monthly rent must be paid in clear funds on or before signing the tenancy agreement. The deposit is sent to and registered with the Deposit Protection Scheme under their Custodial Scheme in accordance with the terms of the tenancy agreement. Trueman Letting Company exclude liability in relation to loss caused by the insolvency of a financial institution which holds deposits in its contracts with landlords and tenants.
As Stakeholders we legally require the landlord’s permission to return the deposit to the tenant. Upon termination of the tenancy all deposit deductions must be agreed in writing by both landlord and tenant. The tenancy agreement entered into is between the landlord and the tenant, therefore the tenant cannot hold Trueman Letting Company liable for any deductions made from the deposit.
REFERENCES
References will be applied for by an independent company based on the details that you have supplied to us. Each application aged 18 years or over must be referenced and named as joint and several tenant on the agreement.
Trueman Letting Company is subject to the Money Laundering Regulations 2007, as a result we need to ask you for suitable identification and this must be obtained on signing of this agreement.
If a Tenant cannot meet the referencing criteria a suitable Guarantor may be required or the total rent for the tenancy term paid in advance. A Guarantor will be referenced in the same manner as a tenant and will sign a deed of guarantee for the full term of the tenancy.
CHECK-IN & CHECK-OUT
Trueman Letting Company will be instructed by the individually landlord as to what arrangements are to be made for the inventory and check-in and check-out. The tenant will be responsible for the cost of the check-in and any missed appointments. Where Trueman Letting Company arrange a check-in a fee + VAT according to the size and furnishing of the property will be charged.

MANAGEMENT OF THE PROPERTY
At the start of the tenancy you will be advised as to who is responsible for the management of the property.
Where Trueman Letting Company are acting as the Landlord’s Managing Agent all Tenants will need to report any maintenance or repairs directly to Trueman Letting Company who will obtain the landlords consent before proceeding with repairs. An emergency contact number will be supplied for out of office hours. Please be aware that should a contractor be contacted and called out for any non-emergency or any problem not deemed to be the Landlord’s responsibility the tenant will be charged £50 + VAT.
Where we hold keys we can provide contractors with them with your permission. If we do not hold keys then it is your responsibility to provide access.
Where we are not managing the property we cannot authorise any repairs or maintenance or guarantee the timing at which repairs will be carried out.
APPLIANCES
Please note any appliances supplied in a property are done so in good faith by the Landlord and Trueman Letting Company do not accept any responsible for checking the working order of such appliances.
INSURANCE
Tenants are required to obtain adequate contents insurance for their own personal possessions to include accidental damage caused by the Tenant to the Landlord’s fixtures and fittings at the property
UTILITIES
All monthly rentals are exclusive of utility charges unless otherwise stated. You will need to apply for and pay for a television licence and make any necessary arrangements for the services of a telecom supplier. You will be responsible for the setting up of and payment of gas, water, electricity and council tax. You are also responsible for ensuring that you tell the relevant companies and local authority that you are moving in/out of a property.
SHARED TENANCIES
Tenants sharing are jointly and severally responsible for the full term of the Tenancy meaning that every individual named on the Tenancy Agreement is responsible for the terms of the Agreement. Should any sharing Tenant wish to leave the property, a new Tenancy Agreement will be drawn up and where necessary re-referencing of the remaining tenants carried out, the costs of which will be payable by the departing tenant.
COMPLAINTS PROCEDURE
Should you have any problems with Trueman Letting Company which you are unable to resolve with the negotiator involved or the branch Manager, you should write to the Director. This complaint will be acknowledged within three working days of receipt and an investigation undertaken. A formal written outcome of the investigation will be sent to you within 10 working days and will include any offer made.
STAMP DUTY
With effect from 1st December 2003 Stamp Duty (Land Tax) as the duty is now known, has changed. The liability for payment of the duty and submitting the relevant declaration form to the Inland Revenue now falls with the Tenant. To establish whether Duty is payable, please ask our offices for further information or alternatively the Inland Revenue website – www.inlandrevenue.gov.uk will help you calculate whether SDLT is due. (This information is provided in accordance with the guidance notes prepared by ARLA (the Association of Residential Letting Agents) with the help and cooperation of the Inland Revenue and whilst believed to be accurate it is up to the Tenant when taking a lease to take their own formal advice.
Trueman Letting Company reserve the right to change the schedule of fees and these terms of business upon providing reasonable notice.
